What Is a Land Registry Entry (Vklad)?

A land registry entry (vklad) is the official act of recording a change of ownership — or another right, like a mortgage lien — in the Czech Land Registry. Until the entry is made, the change has no effect against third parties, even if a contract has already been signed.

Why the Timing Matters

Because ownership only transfers at the moment of entry, not at signing, the seller remains the legal owner during the roughly three-week processing period. This is exactly why purchase price is normally held in escrow until the entry is confirmed — releasing funds any earlier leaves the buyer exposed.
